 Homestead: Ulgula Park is blessed with a large 4-bedroom air-conditioned homestead with newly renovated kitchen, outdoor patio and BBQ area and set in an established garden of well maintained lawns, large trees, garden beds and watered with inground sprinkler systems.  The homestead is nicely painted throughout with tiled floors and furnished to suit. There is a central hallway which services bedrooms and kitchen and culminates in an open plan lounge and dining area with office to the side. The lounge and kitchen dining areas both open directly onto the north facing patio and BBQ area. A fire place, centred in the lounge room, and provides a nice country ‘feel’.

 Ulgula is a beaut place to enjoy country living and relax while having both cattle production and recreational opportunities.

 Country: The country consists of a mix of red soil & black soil, alluvial creek frontage and gravely/sandy country timbered by Ironbark, Bloodwood, Box with an understory of Wattle and native shrubs.  Typical pastures include a healthy stand of Black Spear, Urachloa, Indian Couch and extensive Seca & Verano Stylo coverage. Buffel grass has been seeded by various owners and is beginning to take hold and spread.

Ulgula has a reputation of quick response after rain and its ability to build a large body of quality feed, provided it is stocked sustainably.

There has been a terrific wet season in early 2018.

Carrying capacity:  Currently Ulgula Park is used to value-add cull cows transferred from the owners’ other property. It would also be an excellent location to trade and value-add cattle bought from the local weekly Charters Towers sale. Annual turnover could be around 150-250 head of cattle with weight gain expectations in the order of 140kg pa, depending on the class and condition of cattle at entry.

 Water: The property is well watered by 2 large dams, equipped bore and windmill.

 The red soil dam at the rear of the property, services two paddocks, is fenced with ‘trap’ spears’ and holds water all year so could be considered a permanent supply. Recently the dam was de-silted with approx 8ft removed from the excavation.

 The homestead dam is extremely large and was also de-silted recently with the removed of 3ft of silt from the excavation. Located adjacent the cattle yards and approximately 500m from the homestead it offers recreational boating, redclaw (yabbies) fishing and bird watching. Water birds include several species of ducks, egrets and swans. The 2018 wet season saw good rain sufficient to by-wash both dams on the property.

Bore – located approx 200m from the homestead, the bore provides a quality water supply to the house, cattle yards and gardens. The bore is 40m deep and pumped using a variable speed submersible pump connected to mains power.

 Windmill – located in the back paddock and is not operational. The bore has been ‘blown out’ and a submersible pump and solar panel kit is included in the sale, but not installed. The mill has not been required for many years and the nearby red-soil dam is very reliable.

 Fencing: Ulgula is fenced into 3 main paddocks, a smaller dam paddock, house paddock and a short laneway servicing the cattle yards. Fencing is in good repair with all fence lines cleared.

 Cattle yards:  The yards are constructed of steel and timber with race, head bail, and loading ramp the yards had 200hd capacity and are well maintained.

Sheds:  Adjacent the homestead there is an L-shaped shed with multi-car spaces, stock feed and work areas. Additionally, there is larger machinery shed suitable of tractor and large body truck, hay and general use. There is a simple horse stable nearby.
