Top Shelf  … the best of both worlds with income and a very comfortable rural lifestyle in a quiet rural setting, located close to amenities of major regional town.

K Park is a beautifully presented rural property appealing to family life. The gardens, large shade trees, create a secluded environment with room to entertain or sit quietly and read a book! This property has real character and broad appeal. Whether it’s your kids or the grandkids, they’ll all have a ball.

Location: With bitumen frontage to the Flinders Highway and only 12km from Charters Towers the property accesses all the services of a regional town (population approx 9000 people). Schooling, both primary and secondary, are a feature of the Charters Towers community with the town boasting three Private Schools, the State High School and three State Primary Schools

Charters Towers is an historic city established in the gold rush of the 1880’s and still services the large Gold Mining and Grazing Industries. For cattleman, the weekly liveweight selling centre in Charters Towers, Live Export ex Townsville (130klm) and Townsville meatworks are all major attractions for this location. Townsville is a vibrant city of approx 200,000 with diverse industry and opportunity for employment, business and higher education.

Area & Tenure: Freehold, 562.25ha (approx 1389acres) in five titles.

Country: The property is comprised of undulating Goldfields red and gravelly soils and fertile creek frontages lightly timbered with Ironbark, Bloodwood, Box and Paperbark and pastured with Urochloa, Indian Couch, Stylos and various native grasses. Some areas have been previously cleared and stick raked and buffel grass is present along creek frontages. The country is considered locally to be heavier carrying capacity and capable of growing or fattening cattle to slaughter weights at a young age. Estimated carrying capacity is approx 150 mixed cattle depending on season.

The small seasonal waterways of Little Sandy Creek and Scrubby Creek traverse the property.

Woody weed control has been a priority at K Park for the 4 years of current ownership. However, there are still some remaining areas of Chinee Apple, Rubbervine and Bellyache Bush requiring treatment. Regular attention to this issue, and sensible cattle stocking rates, would certainly see the property 99% rid of the woody weed problem.

Regulated Vegetation Management: Approximately 50% of K Park is ‘Category X’ on the Vegetation Map.

Infrastructure: In addition to the homestead the property has extensive, well maintained, infrastructure. It is pleasing to find a small lifestyle property with two large sheds, steel cattle yards, fencing and water facilities are all of a high standard.

K Park is fenced into five main paddocks and two holding paddocks. The fencing is 3-4 barb internally with most boundaries of similar construction in good or stockproof condition. The centrally located cattle yards are comprised of 150 steel panels, loading ramp, pound, crush, branding cradle and loading ramp.

Sheds:

3-Bay (10m x 18m), vehicle shed

3-Bay (10m x 12m), partially concrete floor, small workshop area, vehicle parking.

Homestead:

Set in a lovely shaded lawn garden with several areas of carefully landscaped shrubs, the newly renovated      air-conditioned, 4-bedroom, 3-bathroom homestead is a nice mix of modern comfort, functionality, and understated opulence. The open plan layout offers a new kitchen, lounge and dining area and a separate downstairs lounge and entertaining area. All the bedrooms are large and comfortable with built-in cupboards, and there is a substantial office leading from the lounge/dining area. The Adjoining the lounge is an outside courtyard with table and comfortable seating for Coffee, Alfresco dining or BBQing and which overlooks the countryside and dam.

The inclusion of the outside laundry adjacent the garden and cloths line is functional whilst the large coldroom is purpose built for home-killed beef and provides extra cold storage for visitors and entertaining.

Water: A feature of K Park is the two substantial dams, which provide water to the homestead and some of the grazing areas. The “Big” Dam is equipped with a mains-powered electric submersible pump and delivers water to the house and livestock, via an elevated ‘black’ poly tank, while the smaller, “House” dam provides water to the homestead and garden, via a mains-powered Onga Jet pump. Water quality is excellent as the dams, and catchment, are large and fenced from cattle intrusion. Even after the recent 2013-2017 drought the dams continued to provide a good supply. Water to the garden comes via the pressure pump located in the vehicle shed. The house also has access to rain water.

Big dam was built in 2005 and is approx 20000 cu metre capacity. The House (small) dam was de-silted in 2005.

Additionally, there is two small seasonal dams for stock water in Green Tank Paddock (4000cu metre) and Front Paddock (3000cu metre) plus a Well in Sandy Corner Paddock, equipped with windmill located adjacent Little Sandy Creek. The Well is said to be 50ft deep with SWL of 27ft and is equipped with an 8ft Southern Cross windmill on a 20ft stand and pumps to a 10000gal poly tank located in Green Tank Paddock.

Most water is reticulated through polypipe to several poly tanks either by pump pressure or gravity thus offering suitable water security to the entire property.

Livestock & carrying capacity: Currently the property runs a herd of approx 120 mixed Brahman cattle. Sustainable carrying capacity should be approximately 150 mixed cattle depending on season. K Park is enjoying a good season in 2018.
