Area & Tenure:

Tenure: Freehold Issuing

Land Area: 238.4 hectares, approximately 589.09 acres

House & Cottage Details:

Haven Glen has a comfortable 4-bedroom lowset timber frame house. It has been recently renovated by a builder. A new kitchen and bathroom was installed as well as built in robes, vinyl floating floors, new lights, and new internal painting. In addition to this, it is fully split system air conditioned throughout (mostly new systems). Haven Glen is a very private property and being near the end of the road it has minimal traffic travelling past. It is very quiet and peaceful catching a beautiful afternoon breeze. The Haven Glen house is situated on a ridge which gives an excellent view of ‘Towers Hill’ and parts of Charters Towers. On the northwestern side of the house, it also has an undercover carport.

Haven Glen also has a nice tidy fully self-contained granny flat on stumps which contains a shower, toilet, oven, and kitchen. The bedroom is also air-conditioned. This is perfect for guests staying over or for those growing teenage kids.

 Sheds:

Glen Haven has two really good quality, large sheds.

Shed 1- is 9 metres wide and 12 metres long It is closed in on three sides with an open front. This shed is and would be excellent for hay, machinery, body trucks, goosenecks, caravans, boats etc…

Shed 2- is 12 metres long and 9 metres wide with an awning extension off one side. It is 7 metres wide and 12 long. Shed 2- is fully closed in, lockable. It was setup as a hanger for a helicopter pilot. It has a landing pad out the front and beside this shed is a concrete bund setup for a large avgas pod. This shed would make an excellent workshop for repairs and maintenance and out of the weather storage also. The extension is excellent for more of the same equipment, like horse floats, trailers, boats, cars etc. Really anything you have.

Both sheds have electricity connected to them and have fully concreted floors.

Stables & Horse Arena:

The horse arena is made of quality steel and rubber belting construction and is permanently fixed with concreted stumps. The arena is rectangle shaped and is 40 metres wide and 60 metres long. It has been recently used for barrel racing and head roping practice but it could be used for breaking in horses, training horses, challenge practice, working cow horse, dressage, jumps, bull riding or bronc’s, Steer wrestling and stud cow work or whatever your heart desires. The possibilities are endless.

Glen Haven also has four enclosed horse stables made of good quality steel construction. They have water connected to them and a long day pen out the back.

On the side of the stables is an enclosed saddle / tack shed for storage of all your horse-riding gear.

In addition to all this, there is a body truck sized stock crate rack, which can be used to remove a stock crate from a body truck tray.

Pig Pen, Chook Pen, Dog Kennels:

Haven Glen has a chook yard and a pig pen also. Built of steel construction they are setup to allow for some food self-sufficiency.

“You could live off the land completely if you so desired or just help the bank balance by growing your own beef, pork, poultry and eggs”.

Just across from the Chook pen is a three bay walk in dog kennel. It is of good quality steel construction and well made.

Cattle yards:

Haven Glen has a quality permanent set of cattle yards made with steel, equipped with branding facilities, head bail and crush and a portable loading ramp. These are all located at a good distance from the house but not so far that you would need to drive a car.

The yards are a pound draft style construction with approximately 4 ways to draft.

Water:

Haven Glen house is predominantly watered by a solar powered submersible pump which pumps up to two 5000-gallon tanks at the house. These are equipped with an electric pressure pump and a special water softening magnet. For backup water there is a setup to pump water to the house from a large deep dam using a small centrifugal petrol-powered pump. This provides backup in cloudy weather.

Haven Glen has four water dams, one large dam and three smaller dams. Plus, a PVC encased bore. Dept of bore and water height unknown. Owner has never had issues with water running out. Two of these dams are permanent all year round, one goes dry later on and one is almost permanent depending on the season.

The Submersible pump is a 2Horse brand pump, 48volt, powered by two solar panels.

Fencing:

Haven Glen is fully fenced with a three-barb wire, steel picket construction suited for holding cattle. The fencing is in very good condition. At the front of the property near the house is three small paddocks, fully fenced with ring lock netting wire. This is setup for growing/ fattening sheep or goats. Haven Glen is fenced into 5 paddocks. One small, three medium sized and one large paddock plus a small laneway to the yards.

Country Type:

Haven Glen has a mixture of soil types from decomposed granite, soft loamy creek flats, white sandstone soils and red clay soils. It has many mixed species of grasses such as Buffel, urochloa, black spear, white spear, Indian couch, blue grass and many native grasses. It is also blessed with a variety of legumes such as Townsville stylo, Verano and Wyn cassia.

Haven Glen gently slopes downhill running from a small ridge into some lower lying hollows. Near the house is all open country which had been previously cleared. As you get to the back of the place it drops into a lower gilgai hollow. Then heading north, it changes to lighter soil types, with lightly timbered Wattyl scrub flats and up into a lancewood ridge. Heading down off that ridge it opens up into native gum/ soft wood scrub then into Southern Cross creek. On the banks of the creek are some large areas of beautiful chocolate loam soil, flood out flats. The trees on Haven Glen consist of Iron bark, Bloodwood, Box gum, native Wattyl, bauhinia, Lancewood, and various native gums plus many other trees.
