COUNTRY: Gunnadoo comprises a valuable mix of strong breeding and finishing country with a variety of land types including black brown pebbly soil scrub country of Brigalow, Bauhinia and Gidyea plus gravelly quartz ridges timbered by Bloodwood and Box running to red tableland Ironbark country. Additionally there are scattered rocky outcrops and Lancewood or Rosewood tops interspersed by soft Brigalow hollows throughout, plus fertile alluvial flats on creeks and frontage areas adjoining the 25km Suttor River and Burdekin Dam frontages. Roughly 30,000 acres of Gunnadoo has been pulled and seeded to Buffel grass with prolific stands now prevalent on the softer creek flats and scrub country. The balance of the property is generally well grassed by native species, Black and White spear, Forest Mitchell, some Spinifex and Indian couch plus edible shrub with large areas of the ridges and higher country widely established to Seca Stylo. The vendor estimates 70% coverage of Buffel & Stylo. WATER: Gunnadoo has a safe and well distributed stock water supply with the feature being the newly installed pipeline system. A diesel powered mono pump on the Suttor/Burdekin Dam frontage pumps at 2400gals/hr to a 50,000 gallon storage tank to a property high point, via 12 km of 90 mm poly pipe, then reticulates to another 50,000 gallon storage tank located near the homestead complex. Either through gravity or a 2nd in-line pump located at Red Bluff, water is then delivered to 11 troughs through 14 km of 63 mm poly. The Suttor/Dam frontage extends for 25 km, all permanent water with three holes in river anabranches providing safe access for cattle. There are also 19 dams, of various sizes up to 15,000 cubic metres, 10 equipped with windmills, tanks and troughs plus two equipped wells. Water for the homestead complex and yards is supplied from a well and the Suttor pipeline. STRUCTURES: The station complex includes a low set, split level homestead with four bedrooms plus office in an attractive garden setting, a smaller three bedroom staff house and outbuildings including machinery shed, hay shed and several storage sheds, all well maintained. The two houses have been recently painted both internally, and externally. The property is fully boundary fenced, except on the Dam frontage, and is subdivided into 13 main grazing paddocks, several holding paddocks and a central laneway to the homestead yards. The cattle yards are built in timber and steel and equipped with all necessary handling facilities including crush, branding race and cradle, loading ramp and dip. STOCK AND PLANT: Offered with 2,870 cattle mostly females plus station plant and equipment. The breeder herd are predominately Brahman, Droughtmaster and Charbray types and are joined to Brahman, Droughtmaster, Brangus, Ultra Black & Red Angus bulls.
