Exceptional “Cedar Vale” …… a great home on large acreage, with excellent grazing country, improvements and only 6km from town.

Located in the well-regarded Broughton area with frontage to Bluff Road, Cedar Vale is ideally suited for those who want room to move and run a few cattle and horses. Close to town for those with local jobs, businesses or have school age children it offers plenty of scope for diversification or development as a more intensive livestock operation. It is perfectly situated to take advantage of weekly sales at the liveweight selling centre in Charters Towers, and the live export and meatworks facilities in Townsville (135km).

There is convenient access to all the services of a thriving regional town (population approx. 9000). Both primary and secondary schooling is a feature of the community with the town boasting three private schools, the State High School and three State Primary Schools, a school of Distance Education and Dalrymple Trade Training Centre. Charters Towers is an historic city established in the gold rush of the 1880’s and still services the gold mining and grazing industries. An easy 90 minutes’ drive to the coast lies Townsville, a vibrant city of approximately 200,000 with diverse industry and opportunity for employment, business and higher education. The Burdekin River, Charters Towers Weir Park and nearby Dalrymple National Park are significant local attractions.

Cedar Vale is being offered bare of stock and plant however some plant may be available by negotiation to the successful purchaser.

Cedar Vale is on two titles with separate entrances to Bluff Road.

Area and Tenure:

341.18 ha / 842.71 ac

Freehold  Two titles:

Country:

Cedar Vale is predominantly quality gold fields country that is open to lightly forested with Ironbark, Bloodwood and Box and a variety of eucalypts. It is typically undulating with rolling ridges and narrow watercourses. The southern end of the property has excellent double frontage to Hogsflesh Creek where it crosses from west to east and is a relatively broad and shallow water course that is lined mainly with Paperbark & Black tea tree and Eucalypts interspersed with well grassed Box tree flats. On the southern side of the creek is an area of red soil inhabited by Bloodwoods & Silver-leaved Ironbark mainly.

The property has been destocked for approximately 2 years and the recent good wet season has produced an abundance of feed. A variety of native pastures including Black spear and Natal are in exceptional condition with minimal white spear/feathertop. There is a healthy presence of Urochloa, Buffel, Seca and Verano Stylo, and some Wynn Cassia. The Hogs Flesh creek area has dense areas of Buffel as well as Leucaena established.

While there are areas of Chinee Apple present, it is easily manageable and the country remains relatively open. Some Bellyache Bush, Rubber Vine and Lantana are confined mainly to the Hogsflesh Creek area.

Homestead complex:

Cedar Vale has been designed to create a practical and comfortable lifestyle with a magnificent home set in shaded and well kept surrounds. Two very good sheds cover all  storage requirements and a set of cattle yards complete the homestead area. The attractive 2 storey, 4 bedroom, block homestead is situated with an easterly outlook and pleasant views. The groundfloor consists of an open style lounge/dining area and a modern kitchen, an office space and one bedroom.  The kitchen opens onto an entertainment area designed to catch the breeze and overlook the eastern portion of the property. Off the lounge area is access to a bathroom and laundry which open onto the backyard.

Upstairs is accessed via an internal staircase leading to an airy and spacious master bedroom with a shaded verandah and views of the garden and eastern paddocks. It is fitted out with a well designed double walk in robe and a split system air-conditioner. The other two upstairs, are double size bedrooms are equipped with built ins and ducted evaporative air-conditioning. All the rooms are designed to catch the breeze with excellent crossflow ventilation. A central bathroom & separate toilet services the upper floor.

Sheds:

A 12m x 12m vehicle shed with lockable workshop area has undercover space for 4 cars with a potential for 2 more in the lockable area depending on workshop configuration.  Another 9m x 9m shed is perfect for larger machinery and is equipped with gates if used for feed storage.

Fencing and yards:

The property is well fenced into 4 smaller paddocks including a lane close to the house and another 4 main paddocks. A large proportion of the fencing including the boundary is well constructed, new, four barb with steel end assemblies and gates. The remainder is 3 and 4 barb in varying age and condition and all stockproof.

A good set of appropriately sized and partly shaded, portable yards with 4-way pound draft is sited on the western side of the homestead complex and are equipped with a vet crush, a permanent loading ramp and a trough. There are a couple of short lanes to assist with yarding stock.

Water:

Cedar Vale is well watered with 2 bores providing both the house and stock requirements. The house supply is also supplemented by a 1500 gallon rainwater tank on the house and two 5000 gallon tanks on the sheds. There are 3 dams which supplement the stock water, 2 to the east of the house and the third on the western boundary. A third older bore is on 240v mains supply and is equipped with a jet pump but is no longer used.

The house bore put down in November 2016 is of very good quality and supply and is fitted with a new solar powered submersible and supplies water directly via a pressure switch. The second bore put down in October 2016 is located beside Hogsflesh Creek on the southern end of the property and pumps to a 5000gal tank and a trough.

Comment:
“Cedar Vale” is a rare opportunity to acquire a premium quality large acreage that is productive, well improved and very close to town. If you are looking a comfortable home for the family close to educational facilities and somewhere to keep your horses and run or trade cattle, this property is perfectly suited. For those relocating from a bigger property but not yet ready to move into town, you won’t find a more appealing place to settle down.
