Types of Rural Property in North Queensland

Written by Slaney & Co · North Queensland’s Rural Property Specialists

Not all rural property is the same. Understanding the different types of rural property available is the first step to finding the right fit for your goals. Whether it’s a small lifestyle block, a working farm or a large scale cattle station, each comes with its own characteristics and appeal.

Grazing Property

Inland grazing land is generally naturally pastured and less arable. It relies on fencing and water infrastructure such as dams, creeks and rivers. These support cattle, goats, sheep or horses under a semi-organic or organic grazing regime.

Tropical coastal grazing land, however, is often more fertile with year-round improved pastures. As a result, it supports higher stocking rates and stronger cattle performance, along with attractive lifestyle appeal. Browse our current grazing properties for sale.

Farming Property

Farming is one of the more productive types of rural property found across North Queensland. It typically combines cleared land, fertile soils and irrigation, either across the whole property or as part of a mixed enterprise. It can be used for grazing, horticulture, grain farming, silage, sugar cane or forage production. Horticultural farming, for example, might include citrus, grapes, corn or small crops such as tomatoes, capsicum, beans and melons.

Depending on scale, infrastructure may include flood, pivot or solid-set irrigation, machinery, storage, fruit packing facilities and workshops. Housing can be modest or extend to large homesteads, and may include cottages and other worker accommodation. Browse our current farming properties for sale.

Lifestyle Property

Lifestyle acreage is another of the common types of rural property, generally referring to a land or enterprise size that doesn’t offer standalone financial viability on its own. These properties are often located within a short commute of a nearby town. Owners get access to employment, friendships and facilities like shops, medical services and entertainment, while still enjoying rural surroundings.

Accommodation can range from non-existent, to a basic shed house, right up to an expansive luxury homestead. Features like river frontage or elevated rural views are highly sought after. Browse our current lifestyle properties for sale.

Cattle Stations

Cattle stations are typically located inland from the coast. They extend into the remote far west and north of Queensland. This is the same region that gives Charters Towers its long standing role as a cattle marketing hub. Station sizes vary enormously, from 5,000ha to over 1,000,000ha, carrying anywhere from 500 to 50,000 head of cattle.

Ownership ranges from international corporations and family corporates to individual family operators. Some aggregations extend to several million hectares and employ large workforces. Station complexes range from modest homesteads to small township sized establishments.

“Many of the family operations we deal with have a history in the grazing industry spanning several decades to more than 100 years,” says Henry Slaney. “The efficiencies of scale, use of technology, helicopter mustering, road train transport, and daily dedication are what make these operations work.”
