The median residential price in Charters Towers is currently sitting around $350,000, holding steady on last quarter. Homes and Rural Lifestyle are averaging around 45 days on market, while dependent on the type of property, generally speaking larger rural property listings tend to take a little longer to sell due to the complexity of the transactions and smaller buyer pool. What’s Driving Demand
August tends to bring a seasonal lift in rural activity. The dry season makes station and grazing inspections easier, and cattle sales season keeps buyers active in the region. Vanlee Station, a 96,615.7ha grazing property near Mount Surprise, has generated strong interest. It carries an estimated 9,000 AE and includes a Brahman herd of approximately 7,200 head. The scale, reliable water and existing infrastructure make it a strong example of what’s currently drawing buyers to the region. Interest from interstate and overseas buyers also tends to hold steady through the middle of the year. North Queensland continues to offer value compared to southern markets.
Rural, Residential and Lifestyle Activity
Rural and grazing properties remain the backbone of the local market. Five rural properties are currently listed across cattle stations, grazing land and farming enterprises. Residential activity in town has been active. Lifestyle acreage close to Charters Towers continues to draw interest too, from buyers wanting space without leaving town services behind.

If you’re selling, well presented residential and lifestyle acreage properties are still moving quite quickly and rural property buyers are still acting fast on almost all grazing country, especially in preferred locations with quality infrastructure. If you’re buying, it’s worth moving quickly on inspections, as there is strong demand and low supply. Properties with reliable water, good infrastructure, well located and good access are attracting the most competing interest right now.
